The NADA report factors in the depreciation of manufactured homes from the get-go (giving me a per square foot value that is very low, like $10 a square foot for a 1995 man home) but the Cost Approach on the 1004C is for "Replacement Cost New"...so I should be starting out with the per-square foot cost of a comparable quality new manufactured home, right? NADA says they can't provide that information, and that even if the wanted to my subject is a Moduline brand and they don't exist anymore so I can' know what a new one would cost. Just reviewing retail site it looks like it should be around $50 a square foot for a new, average+ quality man home.
I'm curious as to how you have all been doing your cost approach in terms of replacement cost new?
