This initiative will provide access to a national database of real property information and will give real estate professionals the best access to real property information needed to serve their clients and customers. It will include in-depth, trusted :Eyecrazy: information on every parcel of real property including public record information, details of prior transactions, MLS-provided information, zoning information, transfer tax information, and other relevant information.

The initiative will be based on the collaborative efforts of REALTORS® and the real estate community, including MLSs. It will drive development and implementation of data standards and definitions, and will increase the breadth, depth, immediacy and power of real estate information available to REALTORS®.

The RPR™ will provide unmatched access to a single-source national compilation of tax and assessment data; property data; neighborhood, school, demographic and psychographic information; and maps, trends and reports. Yeah, they've been talking about this for awhile.

Maybe it will stop the incredible growing houses that get bigger every time they get re-listed.

You know how accurate the MLS is, now forecast how accurate the AVMs will be that are based on that data.

Just wait until they are calling Realtors to verify sizes as they differ from Tax Records. Realtors will become data collecting monkeys.
 
They dont know how valuable this is to the AVM thieves. I mean really, all you have to do is belong to one Board and one MLS to have nationwide access.

I brought this same topic up to my board/MLS and I got the deer caught in the headlight stare. Which tells me they know very well how valuable this is and have chosen to get the pay off in a different manner.
 
Many local Realtor Board Leaders are doing everything they can to prevent a national MLS system.

The MLS fees obtained from the Members is a huge money maker for the Realtor Boards. If a single national MLS system is created, then the Members need belong to a single MLS and many Members will see their expenses drop.

My local Realtor Board Leaders are some of the most corrupt people you will find. They will attempt to kill any proposal which does not put more money into their pocket, even if the proposal benefits their Members. They are so desperate to keep the Members out of the Leadership decisions that we caught them falsifying the Board's Bylaws behind the Members backs to prevent Members from running for the Board of Directors. They only want the Members they hand pick on the Board so they can continue the high level of corruption.

Disgusting, but that is how they run things . . .

This is how I see it:

All the big companies, The Eagle, FNC, and the Buzzy crowd, all want a a national MLS. Why?

I can see it now. They hire a bunch of low wage workers from South Asia and India (First American already does this for there tax data) to do a day to day update of the MLS and for all properties on the MLS. They will then add the data for things such as loaction, quality, condition, and other subject features and rate it. They will then plug that info into their AVM. The other sections will be "spidered " by their software system.


So their AVM's will now have interior photos, scores on condition, quality, etc.

Solution: The

Obama administration should consider this project an “infrastructure” initiative.

An inventory of all land and improvements thereon tied to the mortgage instrument would

allow a measure of “all things real estate” in real time. The real estate market has not kept pace with the


stock or commodity markets. Real estate is the largest asset class in the world yet we haven’t effectively

measured it, studied it, or analyzed it, or applied it.

MLS data needs to be standardized and made available on a retail level. Local owners of data have
always had fear of having their data mined and aggregated and being removed from the process. That
includes real estate agents as well as real estate appraisers. Local market knowledge and analysis of the
data will always be needed. Once the data is aggregated new tools and services will emerge for agents
and real estate appraisers. These tools would include interactive valuation models, photo databases,

economic forecasting, and predictive modeling.




Conspiracy? Call it what you want. I call it getting rid of us, slowly but surely.

Mike, No conspiracy here. the realtors dont know how valuable there data base is. I estiamate that if they demanded a cost free system(for members) from first AM they could get it.

Cant give you any details. One person got threatened with a lawsuit if he did not shut up and sit down. All he wanted to do was see the books and then go from there.
 
I have a vision someday that Real Estate Brokers will have to collect their sales commissions from the almighty First American, 0.1% to the broker and 5.9% to First American. Appraiser fees about $50 or less for a 1004+MC, listings, & endless stips. After all bank AMCs merge into one big evil empire.
 
The automation is definitely coming. I don't think a database can exist for some time for EVERY parcel of real estate. That database would require input outside of the MLS systems and include the tax records. In some smaller communities in my region, these systems are years away from being available with a download button.

It's more likely to be similar to a cell phone coverage map in the beginning with some areas not having service.

It's not really a conspiracy to remove the appraiser, it's right out in the open for anyone that wants to open their eyes. The truly sad part is the role appraiser's are playing in completing this goal.

Many appraiser's believe that they are hired for their unique insight to a given market and their ability to analyze data and produce pretty reports with nice graphs and talk about real property with long words and complicated adjustments. The reality is that it's probably not the case in most instances and what the users really want is the data to make their own judgments. This goes directly back to the automation of data.

The hope lies in regulating our relevance.
