Narrative appraisal for 3 properties (land)

If I were you, I would decline it. You are a Certified Residential. This is more of a Certified General assignment. True, you would not be in any any violation because it is not a for a Federally regulated transaction. However, you may be in violation of USPAP because you are not competent in this type of assignment. I I admire your “up for a challenge” attitude but asking advice on AF hardly classifies as gaining needed competency for the assignment.
 
To all concerned, I decided to withdraw from the assignment. There were competency issues. I was not experienced at landlocked properties, evaluating equestrian improvements and equipment, or estimating construction costs to build a road, assuming a road could even be built. I would not want to wind up at the wrong end of a court case where this is surely headed, or a state appraisal board.
