You need to vet the data before using it. limit the search to only comparables. Where I work, the lakeside properties need valued differently and must be scrubbed from the data set.

Peers don't use MARS. Stick with MLS and should be fine.

Your MLS should have some sort of 'market trends report' to start the adjustment.

Use Case-Shiller and FHFA HPI for your county.

This is adequate and appropriate per Fannie/Freddie.

Oh, I always scrub the anomolies from my data downloads. From the MC days to Spark (which is far superior IMO). Granted, I only tried Valuation Labs a couple of times just to see how it worked.

Someone just closed down the 'Cindy Chance' thread. Was that the AI, Jim Amorin or Cindy Chance?

Criticism is exactly what we need in the profession!

Anyway, here are my comments I was about to post on the previous "Cindy Chance" thread:

Despite Amorin's intellectual limitations, he does make some good points. In particular, concerning the dumbing down of educational standards. That needs to be reversed.

I would add, that despite Cindy Chance's pro residential-appraisal rhetoric, she lacks critical knowledge of appraisal and the STEM (science, technology, engineering and...

I tried not to criticize him in the past. And you know I can criticize.
And he put me on Ignore.

And the competent appraisers get flagged by CU because their actual neighborhood analysis doesn't agree with what their "peers" do
