How does one draw the conclusion that the HBU of the property is not commercial without consideration of the commercial side of the equation?
See Rodney's remarks above. Many of these older commercial zoned residential homes were zoned in anticipation of commercial dwellings along some of these streets, which never happened and probably never will. The zoning codes have changed where these smaller lots will not be large enough for commercial dwellings. Each market is different Dave and with that being stated, how do you derive that the dwelling would have a HBU of commercial when the sales reflect residential properties only and not commercial lots?
