It takes time to build a business. You need a firm budget and marketing plan. Marketing is not cheap, but can bring the results you want in the long run.
 
I'll repeat, if a lender is so concerned about an appraisers fee and is willing to hold it against him for it being low are they not the same entity that contracts the AMC that pays that low fee?

Not necessarily. In fact, with the reviews I was dealing with they were through the wholesale division, meaning the banks didn't order them. They were received from MBs, AMCs, other lending institutions, etc. Many non-GSE loans/appraisals also get passed around.

Gossip is one thing, I don't believe the majority of realtors, bankers, etc. are either aware or concerned with an appraisers fee.

The "gossip" is straight from the banker's mouths. It's a free country; you are certainly free to disagree with their firsthand experience.

Realtors and other nonlending entities should not be lumped in with the lenders, as they do not have day-to-day experience with such issues.
 
Actually the fee should be $450 or above....you are still sucking hind t** You are a loser and you and I both know it! :D Put me on ignore...we will both be happy! :flowers: LOL

Another example of your poor business sense and advice. I know my area and $450 is not gonna happen for standard a report. So, if I were to follow your horrible business advice, I would price myself right out of business and hang up the phone on potential clients willing to pay between $350 and $449.

Then they are so far removed from the appraiser who would care? I thought we were talking about local word of mouth?

If a client orders a report through an AMC and that AMC chooses an appraiser who will complete the job for $200 with a 24-48 hour TAT what should that client be more concerned about? The appraiser who accepted $200 or the AMC that THEY contracted to hire the appraiser and the vetting process?

Ultimately, the client is responsible for the quality of the report and for the appraiser chosen. This can't be a one sided point. If they look down at the $200 guy they have to look down at themselves and the AMC and the entrie vetting process that THEY approve of.

Whatever. I can always count on you to establish a fringe opinion as though it's entirely common. It's not data anyone is seeking out in any large number capacity and bankers, many of which contract with AMC for their reporting, are well aware of the process in which appraisers are taken advantage of. They don't like the $200 guy? Stop contracting with those kinds of AMC.
 
Do you remember the movie where Client Eastwood said "a man must know his limitations"? It appears that YOU are a $200. appraiser and I am a $450+. appraiser. I bet that I turn down more assignments at $450+ each week (about $200,000 so far this year) than you are offered at your pitiful fee! Like I said, you are awesome...you have this all figured out...keep on stocking the grocery shelves at night!:clapping: Also...please go away! :shrug:

I don't need to brag about my business. Apparently you do. Keep patting yourself on the back. You live in this area where 1 month turnaround times are occurring and fees for standard reports are $450+. That's not jiving with what appraisers are looking at locally unless they are in a rural area OR there simply are very few appraisers. In other words....it's a crock of #$@^.

Come to CT. and try and get $450+ on a regular basis for a standard non complex report and refuse everything else and I'll watch how fast I spot you selling cars at the local Kia dealership.

Never heard of him. Is he an actor in that bizarre world where 1 month TAT are happening and standard fees are $450+???

In my world we have Clint Eastwood.
