Needed: Appraiser Consulting Report TEMPLATE

When in doubt it doesn't hurt to simply use the format laid out in USPAP for what you need to develop and what you need to report. I think that is what is being referred to as letting USPAP be your guide.

As to any templates; I know of none.
 
The only part of the report that could be templated, imho, would be that which assures you comply with Standards - i.e. - the certification. The format is found in Standard 5.

You have to state the identity of the client, the intended users.

You have to develop and state the analysis, recommendations, and/or opinions developed.

You have to state an intended use, identify and state the characteristics of the property that is subject of the assignment; the effective date of the results and the date of the report.

You will need to develop and state a scope of work.

Summarize the info used, the methods used, and the reasoning behind your opinions.

State your recommendations.

Identify any extraordinary assumption or hypothetical condition and that the use of same may affect the assignment results

and you have to have a signed certification in the report, a copy of the certification you will use is on page U-43 of USPAP.

I would suggest you use a narrative. I know of no form appropriate. Take a Word class at a local VO-tech or adult education class and learn how to create a "Template" then build your own.
 
I dont know how you could template a consulting assignment since every consulting assignment is different depending on what you are consulting about.

As I first pointed out and others have since stated, USPAP gives you the format to follow ... do so and you are home free and as Terrel pointed out there is no form for consulting ... write a narrative following the Standard.
 
What's wrong with emailing a Word doc to the OP? It would save him a lot of time fiddling around with word processing and organization.

When you have completed the assignment, please post it here so we all may learn from your experience. Then I may just call ACI or Bradford or some other form fill and sell them the copyright so they may incorporate it into more garbage they can pedal with a "slogan" for all the limited minded appraisers to earn a quick $1.
