For PUD subdivision, I sometimes put like "Fernando Townhomes in Utopia area" in the neighborhood name. It solves the problem.

You mean they don't send back.. "Correct neighborhood name from "TruJa HOA" to "TruJa Subdivision" to match title?

But thanks for the suggestion.... I'll consider this if it'll save responses.

Sometimes a neighborhood will have several different subdivisions. When that happens use what "best" describes "the neighborhood" and then add a comment stating what you did and why?

As an example, here in Colorado Springs, there are a number of little 2 or 3 block subdivisions making up "The Old North End" neighborhood. Using the name of the subdivision is meaningless. Of course, common sense often flies out the window when it comes to senseless stips....something 40 years in this business has taught me.

To make client happy, put whatever to match title and say "in Utopia area".

Neighborhood name? Commonly known as: Snob Hill, Big Lawnsville, The Hood, NASCAR Flats, and Down by the Tracks.

If there is no apparent tract, development, or neighborhood name, I just use the street name. Never had one kicked back.

I often times leave the field blank as there is no "Neighborhood Name." If I'm doing a subdivision which is part of a larger neighborhood then I'll put the subdivision/greater neighborhood name (i.e. Springwood Subdivision/Vintage and explain in the addendum.

Did you apply a location adjustment for inferior neighborhood? :giggle:
I drive in this upper middle class neighborhood and it's nice.
No homeless, few people on streets (never someone yelling at me when I take comp photos), water views, so peaceful. Is this how heaven is like?
