New 1004MC Form Info ?

Does anyone have a filled out copy of a 1004MC form they can email me?? I still really have lots of questions and also the verbiage to use and info. it's just nice to see something already filled out if you know what I mean ....i'm a visual learner :) it would be greatly appreciated. dodgg@yahoo.com

What exactly are you so confused about? Verbiage? Why not just report the truth as required by your title? If you lack adequate data, report that reality. Forget verbiage, just be strait. Nothing new, you are simply reporting info you already have available.
 
What ever happened to appraisers being free thinkers and writing for themselves... no wonder we have problems...

Please don't be an *** and just learn how to help people ...you all wern't know it all's in in your first years ... don't ever try to be a teacher/instructor or anything ...whatever happend to help one another ... if you don't have anything to say that is help than don't say it please...
 
I used to post my scope of work disclosures and other verbiage in response to requests like the one you have posted. I don't do that anymore. The reason I don't do that anymore is because I've reviewed appraisal reports where people have lifted my entire addenda (which I don't mind) and have plunked it down in their reports without giving it any original thought as to where it needs to be changed for the assignment at hand (which I do mind).

As the origin of my verbiage I am acutely aware of those areas that are subject to change in every assignment and I go through that boilerplate to make those changes in every assignment. I don't do fire-n-forget boilerplate even though I write some damn fine boilerplate. Standardized comments are a starting point, not an ending point.


You may not be one of the fire-n-forget people who's simply looking for the easy way out, but you're also not going to learn much by copying someone else's train of thought, which is what that verbiage represents. It's not about protecting the writer's individuality, it's about helping you learn to think through the problem. That's what appraising is: identifying all the twists in the appraisal problem at hand, coming up with the solution, and explaining it in the report in a manner that most people can understand.

Nothing personal intended, but for every person like you who says that they're a visual learner there are at least five people who are looking for something to hand to their data entry person to copy into their template, never to be thought of again. I guess that makes you collateral damage when we decline to enable them.

If you have a specific question you should ask it - there are lots of people who will bend over backwards to help you understand what you're doing.

Well you all have good points. I wouldnt want someone to copy my exact verbage either, I guess this is my problem. In my MLS I can get my info easily except for the info that is shaded darker on the 1004MC grids. So if I do not have that information available, how can I make them see what I see. I have tried explaining up the wazu and it is to no avail. so I just wanted to see a few examples as to a declining, stable and increasing market and how other appraisers as myself try to make them see what we see.........I dont think most of us are looking to clone others verbage, and if one needs to clone someone elses work, then I would recommend for them to go back to school and take a couple of classes to assist them with it.
I dont know if I just confused myself but I seem to have confused myself with the new 1004MC after reading many posts because it is true, you can ask 5 different people, from an appraiser to an instructor as to what is being asked of of this form and you will get 5 different answers.....
 
Oh yes...and the efannie website was the first source I went to that began my confusion...... we all know how to read and click boxes, that is all the efannie website really shows you. I will share my info if I get some though. Best wishes to all.
