New appraisal language

what are some suggestions for the new appraisal language?
 
As far as I know, there are no 'suggestions'. There are several lists of 'prohibited' terms. Some are GSE lists. Some are from individual Lenders/AMCs. All of the are intended to keep you from saying anything that anyone, anywhere might possibly consider to indicate bias on your part. Some of the prohibitions are utterly absurd, in my opinion. You will have to decide for yourself how much of your appraisal reporting you will allow to be controlled by others.

just the facts, and only the facts. keep you suburban feelings out of the ghetto setting.

yeah... and make sure that you can support whatever you include in your report.
 
I'm curious, do other appraisers realize that certain features of a house can be beneficial or adverse to potential home buyers from different cultures?
Depending on the area and demographics, I do have see those features and might influenced me in the appraisal, but I don't mention such cultural views in the report.

WTF does that mean? Hutterites don't have kitchens. Amish wire houses but don't hook up the electricity. Midgets want low doorknobs?
