New Feature in Total Mobile

OSU Beavers — that's the right thing to be worried about, and it's more manageable than it looks once you
see how it's put together.

Some fields are required on every report. The ones that bite are conditional — they only turn on because of
an answer given somewhere else. A garage opens its own defect section. So does a deck or a pool. Nobody
forgets the address; they miss the question that appeared three sections back because of a box they checked.

The ones worth a pre-departure list are the conditional items that can only be answered standing in the
house — ceiling heights, per-room condition and update status, where a defect is and whether it affects the
structure. If one of those turns on after you're home, it's a phone call or a second trip. The record
lookups can wait until you're at your desk.

That's the part we're building toward — the walk-through list assembling itself before you leave, instead of
a reviewer finding it three weeks later. If there are ones that have already bitten you, I'd like to hear
them. That's the kind of thing that decides what gets built.
So can I assume it would be safe / or not, to put potential comp addresses in the grid on desktop, download to mobile in order to take the comp photos, then have the comp addresses and photos sync back to desktop in 3.6? In 2.6 I always load up 5 - 10 potential comps, sync to mobile, then get the comp photos while out on inspection, then sync it back up to desktop......... Never had a problem in 2.6, I have not tried in 3.6. I have completed a dummy sketch on mobile in 3.6, added labels and room photos, to find out all the labels did not sync back to desktop (actually on 2 of 7 did). Also, if you take a photo thru the sketch label on mobile, then exit out of the sketch, you cannot go back into that label at a later time on mobile, it just transfers you back to the setup screen.

I always take my shoes off. LOL. Some oriental people are religious on no shoes in house. Remember the old James Bond 007 movies? He would be barefoot with beautiful oriental babe. LOL

I don't go barefoot. I just don't wear my shoes in the house. I have socks on.

On the other hand, I keep paper towels in car. I have stepped in dog poo. If house is vacant, I will take shoes in and use the facilities to clean my shoes.

A sink with a sprayer is nice for that. Even an outside faucet would work pretty good.
You're cleaning dog crap off in the kitchen sink?

No cert on the 3.6 to drive by the comps ( and thus take original to take photos (MLS photos acceptable. ) (unless the client mandates the appraiser drives the comps/provide original photos or you decide to drive by the comp and take the photo for your own assurance about a comp condition or location)

I use the kitchen sink sprayer. I don't leave sink dirty. I treat it like my own sink. Turn that hot water on, rinse and wipe a little. Clean as my butt. LOL

I don't have to worry about dog poo on my car carpet. I wash and vacuum my car about at least 3 times a week. I am on a plan. I sometimes do it twice a day on my car. I am limited to twice a day on my plan.

On my plan which is about $20/month, I could literrally wash my car 14 times a week. Vaccuum included. They have little spray bottles too and wipe towels.

I always take my own photo's (MLS copyright) can get you into trouble if they really wanted to press it, also, I tend to learn more information regarding the comparable by driving it and taking photos rather than relying on "enhanced" MLS photos and the realtors descriptions.

I know who is responsible for SOW. Do you need me to tell you?

I thought them Florida babes were smart.

Watch @George Hatch . He will say intended use and user. Now, being a smart person, correlate that with public trust and credibility on the appraisal assignment and USPAP.

I am not sharpest tool in the shed but I ain't the dumbest either. I know where the blame will fall.

The appraiser is solely responsible for SOW. Not intended use or user. Solely appraiser.

Most of us pay for the right to use MLS information while conducting our appraisal business. That includes the use of copyrighted photos in our appraisals. You just can't resell copyrighted photos to third parties or databases outside of that authorized use.
