This is absolutely correct. You can write in your report until your hands cramp up. No actually person is reading anything you wrote. A computer is scanning the appraisal and everyone else is just looking at the final value. I have also seen numerous ROVs asking to consider comparable sales that were already included in the appraisal. My typical response is “Looks like we are in agreement that these are the best value indicators” however that rarely satisfies those trying to influence value. So much for vetting the new sales they send over, much easier to waste the appraisers time.It does not matter how much we explain - if a party does not like a value, they will send an ROV, and this new disclosure will triple it. They don't read the report half the time; they see the value is not what they want, so they run to Zillow and pull sales .
Since they do not read the report, they even send sales I have already used!!
