New form 1004MC, need help from a good AZ appraiser!

I just took Jay Deich class yesterday on 1004MC..now MLS has the ability to do ti for you in the form from the CMA button!!! VERY COOL

OK, I've been playing around with the CMA feature in FlexMLS, and have had success getting to the 1004MC stat table. Very cool, but I'm a little confused about setting up a search. What statuses are you all including? Do you input COE dates for closed sales? There was a fine set of instructions that Jo Ann sent out today, but it says NOT to put in dates. My problem is that if I don't do that, depending on how narrow my search is, I get way more than the 150 listings that the function limits me to.

I only do about one residential appraisal a month, so please take pity on my ignorance!:D
 
Also, have any of you been playing around with graphs and charts using FlexMLS? Any advice?

Last Weds, the Phoenix chapter of the NAIFA sponsored a training session on the Flex MLS system. The instructors were at the chapter meeting after the session. They described the instructions that I sent out today to AZ appraisers, they emphasized the "Do Not put in Dates". Valorie B. put their instructions in writing--and that is what I sent. I have just received an email from Jay D. daughter that adds some additional info to the instructions--which I will be sending out later.

"Reading the Flex instructions below from Valerie, I noticed that she did not tell the appraisers to select ALL ‘Status’.

Meaning, the appraisers must select ‘Active’ through ‘Cancelled’ for the 1004MC to provide proper information."

Should have been at the chapter meeting last week D. M.!
 
Great work as always JoAnne. Thanks! I was putting in dates for the past year before I did the 1004MC and it was skewing the results. Was trying to figure out why my manual inventory for a subdivision was at 12 months while the 1004MC stated 3 months...dont put in dates..

Sheikh, read below. It doesnt limit you to the first 200 results if you follow these instructions.

For all ARMLS Flex users, MLS now calculates the 1004 MC!

Instructions:

1. Do your search (don't put in any dates- very important!).

2. While search is up, click CMA tab (upper right)

3. On that pull down, select 'all results' for everything in your search.

4. check the 'Statistical CMA' (on right)

5. click 'next step'

5. That brings up the new window where you can select "1004 MC appraisal" and then 'view CMA'. Then 2 seconds.... and there it is!!!
 
Also I understand there is some confusion about the Status button. I don't have access to the Flex MLS. Some of their instructions say to put in all for status, other don't say anything about status. So try your searches both ways. See if they match, if they don't match review the report to see which is the most reliable. Any new system will have bugs in it, so it will take awhile for all the kinds to be settled.

There is also a training video on the Flex website for the 1004MC. I would watch this video.

The only problem I've found with the application is that if you do not run it on the actual day of inspection you will not get accurate results. For example: Let's say you do the appraisal inspection today, 5 new listings come on the market tonight, and you run the application tomorrow before you write-up the appraisal. In this case you are going to have bad data that includes 5 listings that should not be in the statistics.

I suggest we all e-mail tech support and ask them to add an effective date selection tool to the search. I already did and they sent back a generic reply to me.
