just curious, your thoughts on the new MLS for GRAR?
 
So, was supposed to be up and running Dec. 6. Has a new MLS logon, however, that says the new address is the old address.

Guess I haven't seen the new GRAR - not a GRAR member, am a WCAR member and only use GRAR occasionally for Montcalm County. Did you go to a training session? Can you tell me where the new one is and how to get in?

Almost all of my MLSs have "upgraded" in the past one year. Makes doing a sales search rather difficult - PBBR - I cannot get address search to work. Had trouble in WCAR getting average sale price for Dec 05 to Dec 06 between 100-150,000 in an area.

Ohhhh, so now I see where it says click here to access the new MLS. I was using GRAR Dec 6 so didn't have that as yet.

Will go try it out and give you my comments after
 
So, looks to be similar to searching in rapatoni, I think. .

My computer did not have a residential search field, only commercial. Am I missing something? Tried the drop down menu, no residential at all.

The address is MLS.grar.com No www. The reciprical is messed up. I have a friend that uses it through his reciprical with SWMRIC and it only lets you search Commercial properties. Not sure why that is. The new system is alot of fancy gadgets which 75% of it I will never use. I dont know why they messed with a good system.
 
I reviewed some of the on-line instruction manual and it does look to be a real bonus for the realtor side of the industry. Realtors can now have a web-site via Solid Earth, some of the data for listings/open houses will be available in more places, etc.

Unfortunately, MLS's are made for realtors, and appraisers are just an afterthought. Went to the tech forum and I see that seller concessions are not even given a place right now - boy, that's great. Some of the issues will be worked out over the next month, and until then old GRAR is available.

Cannot utilize the site for residential yet either.

Why or why do they always mess with a good thing in the interest of improving?

Were you with WCAR when they went to EZList. Well, EZList was sooooooo bad, they went to Rappatoni, same as SWMRIC, thank goodness, but I must say I liked the original Paragon best. All this transferring of data - they are sure to loose some information.
 
Yea, unfortunately like you said we as appraisers have little say. I do like the SWMRIC's MLS. Its very user friendly. The new GRAR system has alot of bells and whistles but isn’t very user friendly so far. I will give it a chance before I totally say I hate it! The reciprocal version for GRAR is now correct. It has the residential and commercial ability. At least that bug has been worked out for you reciprocal users.
 
Am wondering if I am missing something here.

Am trying to do a market analysis for the Rockford area. Unfortunately, under all headings except one, sales and inventory history, my only choices are active and pending for status. Also, cannot seem to choose a school district, only county and township, to run the numbers for.

I llike to be able to do an analysis for quarters, half years, etc., but it only gives me an annual option, too.

How are you doing your statistical analyses?

So far, I can say I HATE this new MLS, for several reasons, but mostly because I have wasted a lot of my time today attempting to figure out the statistical side of the thing, to no avail.
 
I like the MLS that use the paragon based systems, (like DRAR, Jackson, Lenawee) that way it is all relatively the same and there is no learning curve :) Good luck figuring out your new MLS!

Mary, Have you taken the FREE class that is offered at the Kenmoor location? Sounds like this might benefit you... and don't forget to bring your questions in with you.
 
I can't find the reciprocal board log in on the new site. HELP!!!!!!!!

Never mind, it was simply too obvious..... I found it.
