New Housing Bill/FHA Loans

Soon the licensed level will be completely obsolete nationwide, then it won't matter.

of your request and our response.

We are currently working with our attorneys to interpret this provision and

Just for the record, I am not one who believes that the Licensed appraiser should be eliminated from the FHA roster. But, the language is very clear. FHA is covering their ***...et's so when they make a ruling, every congressman in congress won't be writing them to complain on behalf of licensed appraisers in their districts.

Well if you read the clause as Licensed appraisers should be removed from the roster then Licensed Appraisers should be able to stay on the roster if they are "Certified" by a national appraiser organization.Unless you subscribe to selective interpretations.Just because there seems to be no "Certification" now doesn't mean they won't make one up.Looks like a weasel clause to me...The word "or" is not an "and"....Quick , get a lawyer...then some Beans and Ammo..:new_2gunsfiring_v1:
 
Just My Opinion As A 1st Timer

All this turmoil about this housing bill and how it effects us as appraisers (whether fresh out of the gate or a 30 year veteran) IMO it should make no difference whether you are licensed, certified or whatever. Hours of work/experience or # of verifiable appraisals is probably the best way for FHA/HUD to screen applicants. Submit a log. In my state, licensed appraisers cannot appraise homes with loan amounts greater than $1,000,000 and cannot have apprentices/trainees. Certified Residential can. As of 1/1/08 to upgrade from licensed to CR you need Associate Degree + additional appraisal classes. So its no longer "that easy" to go from licensed to CR. Whether CR or licensed, your experience should determine your status on FHA roster. You can be licensed or "certified" via your state and have very little experience. Let your experience speak for itself.

Well said.Now get ready for the assault from Certified appraisers who think their you know what does emit an odor.Pompous Certified appraisers will tell you that not getting a Certification was an unforgivable crime and all licensed appraisers are just glorified trainees regardless of how much experience you may have.Even though I have been apprising long before many of the god like Certified appraisers and have done literally thousands of FHA'S and HUD REO'S I am but a lowly Licensed appraiser and should be banished for my crimes...whatever that is..So hold on , here comes the hoard..
 
The law is clear to me for the most part. The only part that is unclear is the certified by a national appraiser organization clause. That will have to be worked out.
 
Is it clear whether licensed appraisers on the roster will be grandfathered?
