New URAR Demo

No matter how much pushback from appraisers and possibly lenders, I doubt the GSEs would admit this is a giant fuster cluck and change it. Though, it would be quite easy for them to do so - they can add the data fields they want to the existing forms in Software.

Assuming it goes ahead, my impression is that no matter what adaptations software companies make, this will add 20% to 60% more time for the appraiser due to onerous demands at the inspection and reporting, added to clunky functionality. If appraisers are not able to raise fees and get longer turn times, I can not predict what the outcome will be.

Only one of my clients has updated their panel via email so far, with the message that they do not anticipate changing to UAD 3.6 until the 3rd quarter of 2026. Perhaps clients wish it would go away as well.

Haven't explored it much, but figured early adopters would struggle. My local clients are all holding off for the time being.

I would expect the software providers will have to improve the experience with some kind of efficiency measures. Otherwise they really serve no function
 
Which software you testing.... I've tested the form personally - not leaving it to CHAT GPT
Color me confused, The OP says it was based on a ChatGPT assist. Either way, don’t blame UAD 3.6 for something that software specific. :)
 
Based on the OP’s opinion, it sounds like it is going to be more of a narrative as opposed to a summary report. Does that sound accurate?
 
It appears SFREP "Appraise It Pro" will have the features you say are missing in its "on your computer system", when released this fall. You can try it free for 6 months.

I'm not blaming UAD 3.6 - i'm blaming how the software is dealing with the changes. 3.6 and the form and entries and requirements are perfectly fine with me - the dynamic aspect and the form design are fine and well thought out. Its the lack of effeciency in the software design that i'm blaming.

Ever since appraisal appraisal report software has existed, the providers have faced the same basic problem - how to fill out a form. The UAD 3.6 changes that (rather dramatically), and based on what I have seen, the providers are taking very different approaches. Which approach will become the "winner"? The market (the appraisers) will decide that.

You are exactly correct. Based on my limited use of the DEMO I have, if any software company comes up with a non-cloud based verision - a version that acts like its current software - they will be the winner. As of this moment, the software I have will not be a winner - no math calculations, no carry-forward entries, no canned comments, no templates.

For those testing out various software companies - let us know if you have the same "limitations" I am running into.
