Your terse statements and obvious lack of moral intelligence casts dispersions on the industry as a whole and quite literally are bringing down the trust and efficacy that the rest of us aspire to inspire in our clients and our businesses everyday. To operate on a fee structure that is based on a certain outcome is wrong, illegal, immoral and in direct contradiction to everything that this industry has fought against since it's inception. There is truly a line in the sand and you are at a juncture where you have to decide on which side you are you are going to reside. If you make the wrong choice, sooner or later, you will not have choice. The decision will be made for you by the regulators of the industry. you can get away with anything, for a little while, but sooner or later, the cows come home. Word to the wise. ;)

Perhaps your inspired words will cause the plan to which he aspires to expire.

BTW .... did anybody catch "the Jeremy's" reference to "Shirley" in his post to Katherine? Seems reminiscent of other past posts ...... from other posers .... Could be wrong ..... but did pick up on that .....

I appreciate your tact in answering. You guys are positives to this forum (I know I attacked Pam and her start to this topic, but I take that back) and we need more people like you. I was thinking more about not charging not because of a value issue, but because the loan falls through for other reasons such as, borrower pulls out deciding not to refi or purchase, lender finds something that makes loan not possible anymore, etc. Not hitting the value was one of many...not the only reason not to charge. I just wanted to put that out and see where it landed. Obviously, it is not a good idea, and that is why I wanted to put it out here and see. I am new at this and if some guy that has been doing appraising for awhile does it, and told me so, I wanted to make sure it was legit or not.

I am not a poser, in fact, I love being an appraiser. However, you must lead miserable lives to attack someone who is just trying to understand a bit better. Johnny Knoxville starred in a movie about you. :D I have talked to about 4 expererienced appraisers about this...3 said no, 1 said it was OK. I came to this forum to get more input. I got it and now know it is wrong, but I want to attack it from all sides. I am not one to take the first answer and say OK, I like to get a variety of answers and now I have them. I guess the reason I question it is the person that does it just purchased a $575,000 home on a Jack Nicklaus designed golf course, while most of you (me included) struggle to make decent money.

I don't really care what the guy doing this has or where he lives or what he drives. He's a sleezy bas****!!!

IF I were you, I absolutely would turn him in. For NO other reason than to help clean up this profession.
 
Jeremy. Please note that I did not "attack" you until your third or so attempt to rationalize this approach to a fee structure. In my opinion, you needed a wake up call, for your own good. You appeared to be missing a fundamental concept.

From your post above, I think you have abandoned this idea so I won't press on and restate what others have already said.

And yes, I have a miserable life. My daughter and her redneck husband left town for the weekend and left their smelly hunting dog at our house. It's raining and all the grandkids toys and junk are all over the yard. I've got the worlds worst field review to complete. And my wife keeps calling with "when are you coming home?"

To add to what Greg has said ... Neither of us was attacking you ... we were trying to help by pointing out the errors in what you, at least appeared, to be supporting. Like Pam, I am glad you are swinging back to the good side of the Force .....

I just can't seem to have a complete thought on my own today ... :lol:

And BTW ... Pam personally edits my posts! :lol: ;)
 
Oh yeah ... and while Greg and I were filming that award winning and hilarious movie .... we still found time to study USPAP .... between takes mostly ... B)
