Our local niche markets that are interesting (and sometimes fun) to do are Fire Island, a 31 mile barrier island of the south shore of Long Island that is mostly part of the Fire Island National Seashore. Very limited winter ferry service (ask Tony V.) No non permittted vehicles, in some communities the streets are boardwalks.
Fishers Island, a small island that is actually off the coast of eastern Connecticut but belongs to the the Town of Southhold, NY (drive / ferry to New London, CT and then limited ferry to Fishers Island).
The island town of Shelter Island, ferry only access, where my reoccurring property is located. A 4,000 sq. ft. modern with a couple of hundred feet of bulkhead on the bay. Infinity pool, tennnis court, boat slips. It's my home away from home
