I bet if the appraiser hit the number this thread would never exist
 
We have no idea if this was a sale or refi, or a pushed value or a low one.

Could not be a value issue at all but simply one of rushing, no time to explain let alone work out adjustments. The quick turn times and constant pressure for delivery is an issue with many AMC orders. The statement of "explantion is inane and has no meaningful content.

Nice. Many would not have a rear end without the bailout. Now, I still think it could have been handled better and believe it will be if it ever happens again.

Your point is well taken though. He most definitely needed a bailout just like me and you did in more ways than one.

Without the bailout, he needed a gun and a bunch of ammo (still wouldn't have kept his rear end).

Now, a little better punishment at the lender level would have been nice. Many of them won't have their job if it happens again. The government will foreclose on the bank and sell it....or keep it.

Can you make an $10,000 adjustment in the grid and still have the property rated in the same C category?

Really you can have the same rating but there is a market difference. (sarcasm) Don't let these appraisers review your report.
