I just closed yesterday on my new $170,000 home. We put $93,000 down so that makes the LTV something like 46%. Our credit score was over 800 and they still required an appraisal! Go figure! Do you think the lenders might know something about appraiser's job security?????

***NEWSFLASH***
People with good credit do not default on loans. Why waste time and money on an appraisal. etc. when there is not need to securitize a mortgage w/ "collateral" when they a going to pay?

The casino always wins!

People with goodf credt dont default on loans?
What world do you live in. People with good credit lose jobs, get divorced the listr goes on. I have seen owners of houses in the $400-$600 range lose ther job or whatever and default.
And not all people with bad credit default.

I am still stuck on the appraiser getting 100+ assignments in a month. How in the world can you process that? That would kill this 1 man office.
What is your secret? 8O
