Fwi, outside of the business aspect, I believe the public will have a genuine need for appraisals/consultation from the ONE party who has no vested interest in steering them or closing a deal or loan, and that is the appraiser .
Here is why: the consolidation we see of mega corporations getting control through mergers and buyouts of data and property buy sell and valuation platforms. The companies have it all figured out.. they waive an evaluation or do their own valuation, find the house or property, sell it to the buyer, make the loan.. all of it seamless and super fast. Of course the buyers and sellers may lose out if they buy or sell for wrong prices or over borrow or are rushed into fast closings and loan commitments.
Think about it...Quicken Loans just bought "For sale by owner"...so they can loan to the same folks buying from the platform ! And no appraisal, maybe a quick hybrid /evaluation..
Offerpad web platform makes purchase offers to buyers from the website from investors...no appraisals needed ! Etc etc...think the public whether looking to buy, sell, invest, might need a party who is independent from the corporations and conglomerates who will control the data, the evaluations, the buy/sell platforms?
