And there you have it. Those who think the GSEs are liars and thieves aren't going to take seriously anything they say. The presumption here is that they are lying about their analyses.

Not that it matters. True or not, the GSEs are showing the rationale they are using for their decision making. They want what they want and they don't want what they don't want.

So I guess we need to discount all of your commentary on the Phil Crawford page where you spend 25 pages arguing that you are seriously only concerned with the veracity of the message.

You know, I deleted that tangent and replaced it with a different post shortly after I posted it. Not because my comment was unreasonable but because it was a distraction from the topic of data cancer.

TAF has NEVER asserted itself to be an appraiser advocacy group, and anyone who's been in this business over time and who actually thinks TAFs more recent reiteration amounts to some flip flop or reversal amounts to a gotcha is an idiot. Anyone who actually knows TAF is just being consistent with what they have been saying all along but is claiming that this is a reversal or some gotcha moment is a liar. WRT anyone who has been in this business for years and years, there is no 3rd explanation.

Now I agree with the OP that if the GSEs are trying to sell their perspective to the appraisers that it becomes counterproductive to criticize their skepticism. With that said, the GSEs don't actually need to win the hearts and minds of more than perhaps 10% of the appraisers in order to meet the demand for the desktop appraisal assignments. So in that respect whether the other 90% of appraisers do or don't agree with their stats is ultimately immaterial to the viability of that program.

While there is no doubt a LOT of folks think they're lying, there are a LOT of others who believe they are spinning their analyses in a manner that benefits them. I guess, technically, that could be considered lying, but IMO it's not quite the same thing. Deceptive either way to be sure, though. And you'll agree (or at least you should) that, when someone tells you 'the data says this', yet refuses to allow you to see the data, it most definitely creates an environment of distrust.

I don't know about you, but I am basically telling my own clients the same thing every time I sign an appraisal report. I'm also telling them this is what I think, so I guess that's two things I am telling them.
 
Punish how, exactly?
It sets the rules that the states had a gun to their head to pass and those rules are the basis for all sanctions except the other rules also written by the state - so we have a uniform set of rules with a subset of state-by-state rules. go figure.
