Love that word "Trumpian," kinda like the opposite of "Eqalitarian." Let's ask Ayn Rand what she thinks about all men being equal...

I just inspected an 70 year old house, bought cheap, extensively remodeled including installation of a mini split system and the addition of an additional bath. The mini split system is inadequate, the water pressure is low and other noticeable improper work. I have verified that no permits were obtained. I am calling for an HVAC and plumbing inspection. Do I mention the lack of building permits and municipal inspections or do I require a permit to be obtained? I want to deliver the report ASAP. This is a conventional loan. Thanks

I have a question. The answer should clear up what you should do.

What did your engagement letter say? This is really important. You see a "Conventional Loan" assignment can be complex. Hmmm

A. Purchase, refi, Distress Asset etc ????

Is this AS-IS?

If it is unclear then I have a 2nd Question: Did you call your Client and inform them of your initial findings? If you did what did they say?

I did not go back through all your comments because you got defensive.

Sorry Charlie ASAP is not the best road to take for this subject.
 
Always interesting to see how and whether "permits" carry any weight in the many various States noted here and no matter who does the loan, there is a requirement for a "HO Policy" that covers a fire loss, generally personal injury and other perils. Health & Safety in my mind is part of doing work correctly (via permits) to avoid injury(s). Is lead based paint a non-issue also?

BEING COMPETENT An appraiser must determine, prior to agreeing to perform an assignment, that he or she can perform the assignment competently.
Competency requires:
1. the ability to properly identify the problem to be addressed.
2. the knowledge and experience to complete the assignment competently; and
3. recognition of, and compliance with, laws and regulations that apply to the appraiser or to the assignment.
