No Closet in Bedroom?

2nd Bedroom has no closet. Getting ready to list an upscale penthouse condo whereas the 2nd bedroom has been converted to 3 walls of attached designer shelving with Built-in Desk is where closet used to be. Will this lessen or increase the value of the condo? Thanks so much, Michelle.IMG_1787.jpg
 
Can't say for certain but I'd bet that some of the new built-in storage space could be converted to a closet for a relatively small investment if the new owner wanted. I'd have to say no effect on value but honestly, I've never appraised a penthouse condo. Others may disagree.

As a real estate agent, you can list it as 2 or 3 bedrooms. Make comments if 3 bedroom (technically a den) that the 3rd bedroom is used a bedroom.
 
there is no rule or law that a bedroom must have a closet. People can future out their own solution the storage built ins looks chap and take up space in that room- though someone might like it and whoever does not can remove it
 
If public records show 2 bedrooms and you list as 3 bedrooms (good marketing), agent has to disclose why she/he indicated 3 bedrooms in MLS especially for liability purposes.

Just follow the public record. If it shows 3 bedrooms, just say 3rd bedroom was converted into office / den.
 
WTF are you talking about. Did you even read the OP
My bad. I thought she was talking about 3 bedroom.
Then call it a 2 bedroom and indicate the den has been converted into a bedroom usage.
For marketing purposes, 2 bedroom sounds much better than 1 bedroom.
But for those familiar with the condo building, they know its a 1 bedroom floorplan so you can't fool the smarter real estate agents or appraisers.
