Follow the money. You're going to see an even bigger explosion by appraisers who will come up with all the necessary education opportunities to get in to the appraisal TRADE. It will still be cheaper than a typical college degree, but money, as always, is at the heart of this change, IMO.

I understand market structures. I understand how market structures can place pressure on price.

Licensed appraisers are in a oligopsonistic market.

In simple words, there are fewer buyers than sellers.. Buyers have market power on price.

Appraisers are sellers. Buyers have market power on price appraisers as sellers.

I'll divert for reference. VA does fee schedule. Many appraisers want it or many appraisers don't want VA fee schedule.

VA lending is rare here. Can't make living doing VA appraisals.

The goal of a qualification board should be how do we attract the best in the brightest into the profession and retain them. Not to lower the standards to the point where you’re only getting people that can’t do anything else.
