Cost to cure would be how much I paid my shiny shoe attorney to sue one or all of the neighbors to get an easement. Of course if I bought such a property, I'd expect a good return for the risk and cash outlay of court cost.
 
How is the property currently accessed? If the landlocked parcel was subdivided from an adjacent parcel the access may be noted on the deed to that property.
 
State laws vary (considerably) and there may be other jurisdictional ordinances which apply (local zoning)... Research lots and KNOW you are correct about legally permissible (aka H&BU analysis) before you even start to head into the value part of the question.

Land-locked parcels do legally exist in many states and often eventually sell.

BTW Greg B.- where you work it is 17 years by the same participants - clock resets on death or transfer.... with further issues of a need to prove 'open and notorious use', (which definitions usually get seriously bogged down in court) whoever told you five was in PFA mode. Messy at best, and ASSumptions are utterly undependable until the court and all subsequent appeals are resolved.
 
Here in MA I've seen a number of properties with no access. The first time we did one I was amazed at how many comps there were in just a 2 year period. Some sell to conservation groups who want to make sure the parcels are never developed. Others sales are to abutters and typically at steeply discounted prices. Look back in the Appraisal Journal maybe 15 or 20 years ago and you'll find a couple articles regarding landlocked parcels.
 
CB. as I stated before, I found plenty of comps as well. I was kinda surprised that they weren't discounted more than they were. Most sold to abutting landowners, but they paid in the 65-75% range of value of land with access. They all said it was because it enhanced the value of their properties by being able to control the land locked piece (vs another abutting owner getting it and doing god knows what with it).
 
If they have been using a road to the property for over five years , poof , instant egress over the adjacent property ,Adverse possession..
It's ten years in Florida, i'm sure it varies by State.

Illinois is similar but it used to be 21 years for adverse possession and one of the parties had to actually protest the use. Open was easy fine but the notorious part is always hard to prove.

Now I am wondering why no one asked this fellow who is licensed level just what he is doing appraising such a complex property without being at least certified (and note that I AM certified and will freely admit that I do not have the requisite experience to do this sort of assignment without direct help from someone else who knows how to do these).

And NO- I would NOT consider qadvice from folks who one does not even know on a chat room to be adequate to demonstrate competence.

It has to do with the current PC political climate. Can't ask questions about experience, etc. Got a card of any sort? You get in....:new_smile-l: As a FOH, I'm sure you understand.
