No freestanding gas range oven

Good afternoon fellow appraisers:

FHA guidelines state that appraisers must test a built in gas oven range. In this instance, I conducted an appraisal inspection with no free-standing gas range oven. Does FHA guidelines state how we should handle this? This is considered to be real property and no longer there. Do I need to call it out a require that one be installed? Any advice would be greatly appreciated.
 
A stove is not a requirement for MPR. A broken thermostat is however. If there is not one there, just note it, take a picture of the space and move on. If you think it needs to be replaced for marketing purposes then list it as a repair item. I am fairly sure that a missing stove is not an MPR item.

You are right....it is not an MPR. However, if the purchase contract calls for one then I think you would have to condition the report on its installation.
 
The OP says that FHA requires testing of built in gas ranges, but he has a case of no installed free standing gas range. What exactly was the question? Maybe if you quoted us chapter and verse from your FHA guidelines, we could be more helpful. :huh:
