Partially true but three or four died and or retired and all that was left was some wacko people still on the AMC and issues that have been over for 15 to 30 years ago. Notice when I do give appraisal advice I dont bring politics into it .
Yes. I've also noticed that your appraisal advice (and economic forecasts) are exponentially better than your political advice and we all appreciate that wise decision.

you may be surprised next year at how my political opinions are not as crazy as they seem. I may be better at National than American Politics as I believe I am Spot on with Russia-China and the New World Order .But we shall see in another 6 months. My guess is you may be surprised to see how we lost control .

The only thing that surprised me is how fast authoritarian governments moved when they concluded that America had left the field and gone home. It's also surprising how people can deny that this new "American isolationism" was hatched inside the Kremlin and sold by Donald Trump.
 
I worked for the HUD M/M contractor and did all the REO's in the Texas Panhandle for a while until they dreamed up those "indemnification clauses". I sure wasn't going to sign one of those holding me responsible for any losses that might occur down the line and so I was done with that. That being said you must realize that I'm well versed in spotting when something is a comparable for a home I'm appraising and when it's not. I still appraise REO's by the way and use them as comparables as well. I'm proud of Puritan instincts you exhibit while selecting your comparables but be aware that you would never wind up with a report more credible than mine by doing so. If you were well-informed we'd end up with the same comparables.

Somebody that would never, ever add "price" to their search criteria when they are appraising a house under contract for let's say, $250,000 because analyzing $25,000 "teardowns" in the neighborhood might be important? Sounds kind of "Puritanish" to me. If I am mischaracterizing your position please let me know.

I don't think I said that. I don't start with price as an initial search parameter and my non purchase assignments far out weigh my purchase assignments so, I don't have a list price to search by.
