We can blame other appraisers but the harsh truth of it is that these AMCs compete with each other for the lenders' business and the lenders compete with each other for the borrowers' business.

When banks compete the borrowers win
When AMCs compete the banks win
When appraisers compete the AMCs win

All appraisers win only if MOST appraisers realize their true value. All we can do individually is do what is right and have a small impact on our local market. I do have this conversation with other local appraisers whenever I talk with them. Some simply don't understand the prisoner's dilemma.

I've been waiting 30+ years and gone through several cycles....
That's how I ended up living in beautiful MA instead of living in beautiful CA....

So...AMC's competing leads to both banks AND appraisers winning? Aren't banks paying less for appraisals and appraisers getting more sort of mutually exclusive?
