Determining probable comps reduced to "There were only a dozen comps to choose from and any combination supports the prior sales price " ????

You are not comprehending and are reading your own bias into my comments.

My point is that the original report 1) should never have been placed with an appraiser who lacked local competency, 2) should never have passed the AMCs initial review, and 3) it is sad that the old expression remains true "as long as the bullseye is hit, nobody cares about quality."
No offense ( I am lying ) but if you had been on my review team I would moved you over into the non-licensed tech review department. THIS IS S FIELD REVIEW ? WOW- Sounds like you are doing an-elevated tech review which is just a fancy word for looking for typical and common errors like unchecked boxes, missing plat maps, sketches etc.

You are way to focused on the minnows to ever see the great white shark that is about to take your head off. If you think his report sucks then get your own sale's comparables, drive the comps, and make sure you get that plat map because after all a 1004 with out a plat map is a very serious violation and could result in a lender buy back. Now step up to the plate and declare a new opinion of market value and give that poor lender a comprehensive top quality report and don't screw up because now you own that Bad-Boy : ) LOL
 
this changes things.

if the reported site dimensions say 'see plat map' then, yes, it is required.
No.... but maybe since it is: sloppy to reference a map that isn't there

It was a question about an item that is almost always present in reports. The report was completed by an out of area appraiser. The report had numerous deficiencies. A review assignment is all about the quality of the work of another appraiser. This can include a preponderance of all aspects, trivial or significant, found in that work. The OP wasn't trying to discredit the appraisal just on the missing map.

Some of you guys cannot seem to understand subtlety.

A review assignment is all about the quality of the work of another appraiser. This can include a preponderance of all aspects, trivial or significant, found in that work. The OP wasn't trying to discredit the appraisal just on the missing map.

The reason the OP has this question is because this appraiser's report content (apparently) doesn't meet what's typical among their peers for that assignment.
