No sod, "As Is" or "Subject To"

I concur with Mike...we are not expert in such things.
 
You've gotten some good responses and also sparked a couple of discussions..to which I will only add for your thought process: It's not just about being cosmetic, it could also be "health/safety" as well because sod will be what keeps erosion of your current dirt lot to a minimum during the wet season.

While I am not a huge "lawn appearance" stickler in my appraisal, I do consider runoff and erosion of the subject lot. And grass and other landscaping "feautres" aid in keeping the water moving in the right direction without washout or causing ruts.
