Just put it in if you have it, if you don't just discuss a matched pair and explain the adjustment from another period of time.
He just makes up these stories-- I doubt he has done a appraisal in two weeks -He Just likes to pat himself on the back and pretend his one AMC loves him. They love him because he always Hits the Bulls Eye -Read his posts he admits that :) LMAO
 
AMC rep loves me.
After I sent the report, the rep said "Fernando, you're the man".
Rep likes me. He really really likes me.
Do any of you get such compliments? (Not that I'm bragging:giggle:)

Why do you think I make up things? I got better things to do than make up things.
Since there will never be an appraiser in my family, I convey and pass on my experience and knowledge to the future appraisers. It ain't what you read in the textbooks.
I don't just follow. I do the Fernando way with many secret tips and shortcuts in doing an appraisal.

You repeat the same questions in various posts. Most of your questions are so basic that any appraiser with a modicum of experience would not even ask. You admit doing things "your way". But never get any push back from clients. Even though "your way" would probably not get by a box checker. Your arm would be so sore from patting yourself on the back all of the time. That it would be in a sling. I am sure there are more reasons that I have forgotten.

I may repeat the question because the question was never answered or unclear. If I was convinced the answer was correct, I wouldn't be asking again.
 
If you haven't noticed, I'm the one having most questions in Fannie/USPAP thread.
I'm not afraid to ask because many issues unclear with Fannie and I like to point out the flaws in how appraisals are done.
Unlike others who spend most of their time discussing their political bias, I'm more interested in helping others do better appraisals. :giggle:
