Jo Anne now that I like.....start billing agents for our time.....I might just send out one of those mass faxes and mass emails they way the listing Queens do. It will read "New service offered by Bobby Bucks.....phone consultations about appraising with the master for $5 per minute, 15 minute minimum...... 10% off with your Real-i-tore discount."
Saying we are not allowed or permitted legally to discuss the appraisal with you is a bit of a stretch. Perhaps saying...."Unless I have the permission of the named client in the report (in writing) I cannot discuss the report or value conclusion with anyone other than the client. I honestly feel we create too much hostility by not being willing to discuss our work. But then I also believe in Santa Claus and the Easter bunny too.
I disagree with you in a way. I have often told homeowners that I can not leagly discuss the appraisal with them without written permission from the client. This has made homeowners back off on more than one occasion. Seems most once they hear that something is illegal they do hold back a little.
I tell the borrowers at the time of inspection that they can't call me, period. Call the lender instead. I won't talk to irate realtors - they're not my client. I will talk to lenders and individual clients. However, that's what I have a secretary/assistant for. That way, I don't even answer the phone. Best investment I ever made was my assistant.
I inform the borrower at the time of inspection--if they're inquisitive--about the appraisal process. If they call I let my client know. I don't intentionally alienate the borrower, that's simply not smart business. That said, I don't think any of us avoid reasonable people looking for a simple explanation, it's the one who's calling to unload on you because, you didn't 'hit' a predetermined value that's not going to get the time of day from me.
