Noted architect

The bigger question is: How large of a pool of market participants really care about this factor? 1%? Or less than 1% of the total buyer pool?

I've appraised only a handful and during their respective contract dates...I see no significant bump in appeal/market reaction such as Greg said above.

Touted in MLS but it didn't seem to do anything for the sale price.

Most importantly, can you prove that the architect has an affect on the marketability of the subject at the time of your inspection. I have turned down assignments where the owner was convinced that the architect stigma was worth X amount, but I had no reliable market data to make an adjustment. Maybe 10 years from now, as the market improves, buyers will be willing to pay a premium for the architect.

There is some element of that sentiment by the owner of this property. Her daughter is an architect herself and advised her to buy the property for that reason. That is how I became aware of the architect's involvement in the first place. I don't really care what the owner thinks, I only care what the market says.
 
I appraised a house designed by a FLR student and located in an area of high value property. The problems with this property resulted from the owner's desire to keep the hpuse authentic. As such it had 1950's kitchen and bath, very expensive but very dark wood paneling as well as a floor plan not common in New Jersey.

The homeowner could not understand why her property did not command a premium price.
 
I only care what the owner thinks when I am fairly certian that they will be calling me, the lender, and anyone else they can think of to support their FEELINGs of how much their home is worth. I forsee appeals and headaches, I.E. lender request for reconsideration of value based on the following sales...Sales no doubt provided to the lender by the borrower.... I just prefer to pass.
