This is where "as the crow flies" does not apply!
It does if you are a crow. :)

Is it possible they mean if you didn't get the subject photo the first time you are there, and have to go back, they will be kind enough to reimburse for the second trip?

Photographs of the Subject Properties:

In the past several weeks, numerous photographs of the subject properties returned to OCWEN Realty Advisors (ORA) were not current photos but were either MLS or aged photos which are not acceptable to our Investors/Clients and have resulted in the assignments being placed on hold for correction. Therefore, effective May 19, 2008, all photos of the subject property must be time/date stamped on all valuation products (automated by your digital cameras).

I guess that answers somebody's quesition if Ocwen is one of those large Zaio clients.

The guilty parties are more then likely Real Estate agents for their BPO's.

Initially, if the subject is still occupied they do a BPO and start eviction proceedings. This may be because there are negotiations going on or there is a bankruptcy in-progress. Sometimes the agents send a surrogate. Apparently that is to costly now.

I have doubts this is the appraiser.

remove him/her from the approved vendor list. Real simple and solves the problem fast. And as far as I'm concerned good due diligence; if the appraiser lied about viewing the subject he/she likely lied about other major components of the report.

"O" Chief Appraiser: ........"now If I told you once, I've told you a 10000 times...... keeping hitting the bullseye and TRY AND BE GOOD!!!!!"

Dear Vendors,

Photographs of the Subject Properties:

In the past several weeks, numerous photographs of the subject properties returned to OCWEN Realty Advisors (ORA) were not current photos but were either MLS or aged photos which are not acceptable to our Investors/Clients and have resulted in the assignments being placed on hold for correction. Thank you,

OCWEN Realty Advisors (ORA)

There several chapters on Adobe Photoshop in the book "Appraising for Skippy".

In the chapter after "Cleaning Sites of Junked Cars and Overturned Oil Drums, there is a short side bar on adding dates to photos and suggested fonts. I think it is found in the Chapter on "Seasonal Challenges-Lawn Greening and Snow Removal"

Do these people have a brain? Skippy doesn't even need Photoshop. There are dozens of free editing programs. Once they figure that out, maybe they will ask for a self portrait holding up todays paper and the headline. :nono:

Note: When things get slow, Skippy takes on reviews. None of this driving around to see the subject or the comps. Just make it a desk review and use "stock" picture. Yes... Skippy does reviews..and drive by appraisals and also worries about the price of gas. m2:

I thik this is great,,the more time the skippy mills spend doing this crap, the less time they are ripping off a honest person and company..I say,,MORE is in order....

Send a message out to all vendors, stop doing something that is wrong? Did this message originate from Calcutta?

OCWEN grow a pair and fire those vendors without a camera or time to provide a reliable service.

Dear OCWEN Realty Advisors (ORA)

We are in receipt of your correspondence addressing subject photo’s and trip fees.

We are sorry to inform you that after meeting with the State Licensed, Certified Appraisers, and Certified General Appraisers of America, your lack of judgment and business knowledge in regards to not only the actual cost incurred by an appraiser, and the need for the appraiser to be able to make a profit. We are removing you from all appraisers vendor list.

IF after reviewing this requirement, you decide to remove you, head from your rectum. Please let us know that you are willing to pay all fees submitted by the appraisers with an additional $25.00 **ick penalty for the first year.:clapping:

I will not attach the letter which I wrote them.

They are being utterly ridiculous, and will lose all their decent appraisers if they keep this up.

Total nonsense.
