I was told once that if you do a appraisal for divorce ( Market Value) You can not use the new 1004. Since it says you cannot change the verbage inside of the form. So would you use the 1004 (93) Or can we use the new form ???

I always use the old form. I have one laywer that wants them on the old 2055.

ACI has a general form, called the gpar, that is what I use.

I use the old 1004....never had an issue....

The new forms have the verbage that it is to be used for lending use only.

I use the old 1004 form

AI, old or narrative - the "new" form is for LENDING PURPOSES ONLY - read the form.

Why...why...would you WANT to communicate an appraisal for use in divorce proceedings via a 3/05 Fannie form???????????

Who would get in the middle of a divorce with your appraisal in hand.Better to do a tour of duty in Iraq , much safer..
