Fewer Appraisers. Better Appraisers. Which One Are You Going to Be?

Let me say something that will make some of you uncomfortable. There will be a need for fewer appraisers in the future. But there will be a need for better appraisers in the future. The question you need to answer (right now, not next year) is which category

Fewer appraisers.....agree. AI and large national firms taking over.

Better appraisers? AI and software doing everything.....is going to make you a better appraiser?

The GSE need us to have someone to be held accountable LOL. Accountable for what? Waivers?

So I started asking Perplexity .... and it had the following recommendation:

Residential stack
For residential appraisal, the best value is usually:

My sister-in-law who has a $20 million gross Landscape Design/Install business said to me the other day that she now pays $20 per month for an AI Agent that essentially does 'most' of the drudgery work for bidding a new project. "For $20 a month it puts me out of my job."

He’s not wrong. But what he doesn’t say is the few appraisers left signing a.i. generated reports will be gig workers with fees matching uber.
