Same with attic. FHA won't approve a house with no ventilation to the attic. The house could burn down. Forget the baby.
 
If the appraiser sees it as safety hazard, call it and let FHA say it's okay or not.
 
Do subject to on the report. FHA will work it out. Take pictures.
 
Your smarter than I thought. I would not include "maybe"
The only reason I said maybe is because the vast majority of high efficiency furnaces have an outside source for combustion air. The exhaust air in high efficiency furnaces is barely warm

Some appraisers are deathly afraid of spiders and I wouldn't doubt that they would call for a whole-house exterminator. In their mind its a safety hazard.

Appraisers should be adequately familiar with houses to know what is and what isn't an actual safety hazard. The absence of doors on a closet that contains a furnace and water heater is not a safety hazard, no matter what bizarre scenario someone conjures up in their head.

I don't like spiders, snakes and wasps. I saw and exterminator trap at house lately that had to be a squirrel trap. There were 2 of them and it said do not open. Poison inside. It had a little critter door on side of it. It was sitting on side of house on ground. Maybe 1 ft x 8 inches in diameter. I have never seen that before. It was like maybe 4 inches tall with hole shaped door on the side. Door looked perfect size for a squirrel. A small cat could probably get in there.

Exactly. Or in the garage, common here. Unless the building codes prohibit this type of installation, stay in your lane. Appraise the house.
For an FHA appraisal my lane is to point out safety hazards. You guys keep comparing this to a basement or utility room or garage… if the mechanicals were in either one of those areas, I wouldn’t have posted the question. This is a Main Level Hallway to the beds/baths. Something you walk through 20 times a day. And no, I don’t think I’d want my toddler playing in the utility room, or near the mechanicals in the basement or garage. But id be aware if they were. The hallway is different. It needs an enclosure.


What would you do if the furnace and water heater were in the basement. Require a locked door so the kids and pets couldn't get into the basement. Most high efficiency furnaces have their own source of combustion air. Is the water heater gas.
The basement isn’t the main level hallway.
 
poster, why not show us a photo. you expect the perfect answer from me looking into a crystal ball. it's a little foggy, but i think i see the hallway, maybe.
