When rear yard is unkept and growing like a jungle, do you mention that in report. Condition rating is only for the building.
The unsightly yard, I'd would say minimal landscaping if that is appropriate.
By the way, one of my rental's yard is like that. Never went to the back ever.

You can say that on needed repairs in a house.
Not required by clients in state of the yard so I felt it wasn't that important to them.

A messy, overgrown, or poorly maintained yard can make buyers offer lower prices if they think they’ll need to invest money into landscaping.
It can leave the impression deferred maintenance exists across the property.

Many times I'd seen inside of house is in average condition and then the rear yard is neglected.
If a rear yard has dog poop everywhere in rear yard, do you assume building also neglected?

My immigrant landscaper for one of my rental wanted to charge me $80 a month (once a month) and who I think hires illegals (they don't understand English when I spoke to them).
That's too much. Cheapskate me can do it. Oh, I get tired after an hour. Ugh.
