That's very true in only three years I watched so many in a mad rush go to Texas- Arizona and Tennessee. Three buddy's in Tennessee, five in Arizona. Now they are stuck and cant afford to come back.

My bad. I thought you were an export from CA. Nevertheless, I still like Texas. It is turning Blue or at least Purple.

Each city has its explanation.
Austin area was a growing high tech area. With high tech jobs decreasing and more remote, less people need to live in Austin (same as SF to some extent).
Few years ago, Boise was hottest place to move in with many buying there and increasing the home prices. Inevitable it wasn't sustainable, and prices drop (only 7%).
