I have very few bank clients. I have zero AMC clients. I have a number of one time per year clients want updates on trusts and charities. They are dependable predictable money in the bank.

BTW got an assignment for an ORE owned real estate - what most of you call REO. And the property was listed for $26,500 when the owner walked. 950 sf. Small town in OK.

And meanwhile in AR, my CPA who sold her half of a house she shared with her mother to her brother for $125,000 has sold 4 years later for $680,000. Best lot in town on a steep hill above the creek running through downtown. The house is 120 year old, not a speck of insulation, steam heat, AC only down stairs and single pane windows, slate tile roof from who knows where, cracked foundation and steam boiler blows off occasionally and cracks a floor joist, and frankly it will take 200k to upgrade if it takes a dime. California buyers of course. They are morons buying here. The lot is great but they could film Money Pit 2 here as a reality show.

Writing reports in the car while being driven from house to house so you can handle volume for 70 clients is a mockery of appraisal development and reporting. It's a joke and it is unprofessional.

It's not about not being at your desk. It's about appraiser cranking out reports in thr car going from appointment to appointment.

you also have an empty back seat so put on the Ober or Lift sign and pick up a couple of passengers on the way to and from.
