Our Rights From An Appraiser That Is Not Doing Their Job

There is no evidence presented here that the appraiser is not doing their job, however it is likely that the lender or the lender's AMC is not doing their job.:)
 
We've had a family emergency to move out and our lender requested a rush on our appraisal. It is now past 14 days and we are headed for a legal battle, scrapped ALL of our moving companies, cleaning companies, etc. because everyone has been waiting on the appraiser for closing. they should be fired or held accountable.

We need our APPRAISAL to get our clear to close and they have dragged their feet waaaaaaaay too long!!!!!
They simply do not care we are in such hardship right now - all because they are dragging their feet.

We need help.

Call a lawyer and have them explain this to you.
 
I was born in Milford, DE and a majority of my family lives in Georgetown. I am in Florida or I would help you out. I do miss the scrapple, they only sell it frozen here is Florida.
It is not always the appraisers fault. A majority of appraisers will call you or the realtor within 24 hours(unless order is received on a Frida) of getting the order.
I have had multiple examples of realtors asking me why its taking me so long to call to set up an appointment when I call to schedule. They tell me the appraisal has been ordered for 2 weeks and I will tell them I got the order a couple hours ago.
Find out the name of the AMC(Appraisal Management Company) if there is one handling the appraisal order and I will tell you if they are the ones who shop your appraisal for the lowest bidder. Basically they will call every appraiser in the area, and try to find the one who will take for a fee of around $250, when I am sure you paid much more. Those multiple phone calls create time. I have put bids on jobs and gotten them a week later, because the AMC was shopping the appraisal.
So ask your lender who is the Appraisal Management Company and how much of your fee was paid to the appraiser. You will be surprised by the second answer.

You can only get frozen scrapple in Florida? That an outrage! There is nothing better to eat for breakfast than eggs sunny side up with scrapple on rye bread toast
 
We are just appraisers. We determine value for collateral purpose for the lender. We don't do the appraisal for you, the homeowner/borrower.
