Out of Option, Need Help!

i would talk to the appraiser first, you are allowed to do that. explain the previous problem. if it's commercial, they don't have to complete it.
Why muddy the waters. The original problem was due to a residential appraiser determining that HBU was commercial. Let the new appraiser do their job without any influence
 
Concerning commercial property. Some appraisers provide a "pre-appraisal", I call it a verbal appraisal.

I've been called for a verbal appraisal many times. I'll never give a value or RANGE until I've at least seen the property.
Not for lender selling a loan to a GSE. Even internal underwriting would not allow it if bank was keeping the loan.

No appraisal was completed.

I have my doubts prior appraiser spent much time on H&B use analysis and looked at preliminary analysis and said I don't want this job.

This is my out. The AMC don't want to pay me enough to complete the assignment.
