Outdoor uncovered horse riding arena

And if the owner had Shetlands would it change the contributory value? Warmbloods, Friesen, Morgans, whatever, I would be looking for a similar outdoor arena sale to confirm it isn't an over-improvement. I have 3 horse properties within 3 miles of me that have been on the market long time and no sale. One of the sellers was an appraiser, he and his wife were splitting, but cannot get a sale consummated - I think he has quit claimed it to her about 2 years ago.

Your best bet is find improved equestrian properties with similar footing/arenas, if not then put it on grid. If any of the listings mention dressage arenas they tend to have this high end footing in upscale barns...
