An over-improvement contributes LESS value than it costs; I'd be very cautious about stating that a costly amenity adds NO value just because it can't be easily quantified.

I would go on Google Earth and look at the neighborhood to see if there are pools in that neighborhood. While the lack of recent sales with pools may imply few want pools, that digital overhead imagery of the larger neighborhood may contradict that implication.

I did do that and one over a 1.5-2 mile radius and maybe 1-4 noted.

RK,the lots are 7000-10000 range.
