Neither here nor there but my understanding of CA ADU is that both the Main DU and the ADU can be tenant occupied, but if the Jr ADU is added, at least one of three units must be owner-occupied. Also interesting is that individual jurisdictions can modify the state regs but I don't know to what extent that is possible, nor whether attempts to supercede the statewide regs require state approval. Also curious about whether an additional unit that was built with permits, and that meets current ADU specs, is defined by the jurisdiction as an ADU, if the term didn't exist back then, in its current context.A single SFR comp with a Jr. ADU plus an ADU would be a major win imho.... I'd be surprised if you had one....
