Owner/Borrower/Listing Agent requesting desired valuation and AIR

one of the things that annoys me the most is that there are appraisers who cannot be adults. the situation is very simple. you can listen to whomever you want to, be polite. but, if you will be influenced by anyone to do their value, then get out of the business. i always like to know what the buyer, or owner, thinks it worth. lets me know if i will need a future battle plan. i also tell them how beautiful the home is so that they can't say i didn't like them, or their house. a good answer is 'value isn't based on need', it's based on what your neighbors sell their homes for and the differences. USPAP was brought on because a group of staff appraiser's complained that they were always value pressured for several years. so they finally complained. say what? not one adult in that appraiser group could say no when it first happened, or quit. so we got USPAP from that fraud cuomo. but it's your business, and you decide how you want to handle if right from the beginning. like i said, i listen to everybody. but i tend to be the adult in the group.

Agree 100% and my question would be under the following;
(viii) summarize the scope of work used to develop the appraisal; 34 Comment: Summarizing the scope of work includes disclosure of research and analyses performed and might also include disclosure of research and analyses not performed. (ix) summarize the extent of any significant real property appraisal assistance;

would you disclose the assistance of; "The Owner/Borrower/Listing Agent stated that they would like me to come in at $430,000 ."

What a load of ...** that you like to know what their home is worth if if will need a future battle plan - wtf - Asking what the owner thinks a home is worth is because you want to hit their number if you can, why else are you asking it ????? An owner hearing you ask it expects you to hit that number and if you don't they are "disappointed" . Many owners understand that an appraiser should not be asking that. Oh lucky them they got one that did. Unreal.

And then you tell them their house is beautiful so they will like you., or so they think you like their house Then you say you are the adult....no you are not sorry to say your disparagement of USPAP sounds like a 5 year old

that' funny. you could, if the above were smarter than you, and they gave you their work file, but you still would have to verify it anyway. i believe anyone's, non appraiser opinion, is not considered significant assistance. unless you're not an adult.

grant, thanks for the insults. your emotions say a lot about your passive/aggressive behavior. i just took USPAP, and i didn't see any of your thoughts there. so sad, so very sad.

My post was not emotional, I pointed out how your behavior would be perceived by borrowers and bought up the reason why you are asking them for a value ( what their house is worth).

You are just trying to rationalize your asking homeowners what they think their house is worth. My thoughts come from USPAP on issues
 
When I was staff appraiser for major banks....
Appraisers were told to cut-off the homeowner/agent/borrower if they started to "mention a value"/"what they thought their home was worth"/"what the LO told them that the home had to appraiser for to get their full loan amount"/etc....

I didn't mention value. I merely asked what you would ask for your property today?

Get it together. Big difference.

I set SOW.

It is open door question. Homeowners are invaluable many, many times on what they can share.

I can be tough. I don't discuss value with the homeowner or any real estate broker unless they are my client.

I am on preliminary analysis.

I absorb their opinion. I am the professional.
