Vern, You are exactly correct, they are appraisal brokers, not appraisal management companies. I refer to them as such, not AMC's. For the same reason I use the term "government schools" for what you might call public schools. Accuracy in language is important.

A few of you might have recently congratulated yourselves for "hanging tough" and getting full fee from a broker. They are flexible and will pay fair prices only when they have to. As soon as the market softens (and it will) you will find that you've earned no loyalty. Leave the brokers work for the less competent appraisers.
