Hey guys n girls, can't we all just get along? HELL NO! One rotten apple ruins the whole barrel. Who said that? I haven't a clue but it isn't far from the truth. How many posts have you seen in this forum that suggest we should all just "go with the flow" and do what the lenders want.

I would suggest publications like our Colorado Appraiser Update which NAMES NAMES does so for a purpose. Hopefully to put the fear of the law and God in some of these appraisers who willingly and knowingly bend the rules to make a buck. They paint all of us with the same brush. Who said that?

For me, the purpose of this forum should be to motivate, education, urge, and demand a higher standard. There is a sign that hangs at the Air Force Academy about 10 miles north of me that says..."we will not lie, cheat, or steal nor tolerate those among us who do". It's the same for us in the appraisal profession, "we will not tolerate those who would ruin our means of making a living".

Mike, be advised the statelinesss of your new Portrate Avitar has ruined a near treasure chest of "Old Guy Quips" I'd been diligently preparing for you for months -- while watching and scheming for their most opportune posting delivery. Bummer. Very disappointing. Guess I'll just have to find another poster to pick on.

BTW -- while a crushing blow to me, as you might well imagine, without your switching, I never would have imagined the advanced state of photography way back in the late 1800 !!!

I understand you point, but think you are taking off on the wrong person, and her intent is being misjudged... Based on long daily reading of this forum, and off forum conversation with Pam, I believe to the depths of my soul that she is one of the least ego-centric persons on this site. I chose to be here almost daily, despite the fact that there is paying work out there, as I get more education from this site than any annual classes I take.

I agree with your analogy about green grass, but would point out that without weeding and occasionally weedkiller, some patches of lawn go entirely to weeds, and the GRASS is what is choked out.

Having just spent (very very reluctantly) over $1,500 to spray my rural property for an invasive non-native weed for which there was no other alternative, I have turned a property which was fully certifiable as 'organic' (no chemicals in the last 35 year) into another farm plot. 8O It was no casual decision. I did not do this any more lightly than Pam goes after 'bad appraisers'.

Hon, you may have had good intent, but the replies you are getting are making broad allowance for your admitted lack of regular participation... Either hang out more or be very careful about your next rockthrowing venture, Pam is one of the 'good ones' and has no adverse motivation in her psotings and fairly infrequent rants about incompetent unethical appraisers. There are several of us who rant a great deal more than she :wink:

And a mild apology direct to Pam is not out of order :evil:
