PAREA: Darn the torpedoes / 3 Sheets to the Wind

The AI is banking on that, and for a time I'm sure the grants will roll in. Problem is, sending a noob out into the world with a certificate and pat on the back will only work in an expanding market. They better hope this crazy market for appraisers holds on long enough for them to finalize the courses, but really I don't think they are concerned with that part of the equation.
I definitely see some market saturation on the horizon. Lower barrier to entry, higher rate of appraisal waivers, and increasing mortgage rates are definitely a recipe for said saturation.
 
Why does everyone think the AI is the golden standard? Maybe they were when phone books were the way but come on now The AI is nothing more than an educational company touting themselves as the best. They dont represent appraisers other than their own. They are made up of AMC owners, Appraisers and more. How can they remain unbiased for the appraiser when in fact their own members who pay alot to remain relevanmt run Mills, AMCs and more.

They dont do policy making and well after the testimonies i heard, they just want to make thing better and not get a black eye. Sorry but not sorry but the AI is nothing more than a glorified fraternity i dont want to be a part of

i for one could care less what the AI does and says They dont speak for me nor do they produce incredible 6 million dollarman appraisers The AI is nothing more than a group of people that need to save face. They will do whatever it takes to remain relevant in this day and age. The only people that support them are the ones paying them

I don't recall anyone saying they were the golden standard. Glad you were able to get that off your chest, though. :) What I said (which may not be the post you're referring to) is that the AI was the only group I know of that is anywhere near having a PAREA program in place. I passed no judgement either way on whether theirs would be any better than anyone else's...
 
Just do away with a trainee license. You aren’t getting experience by watching YouTube or looking like a imbecile in your VR goggles. Just stop the pretend - take your classes, pass a state test, set up a desk in your living room and get out there appraising homes. That’s a great system to satisfy the mission statements of appraisal boards.

Maybe they will figure out the real problem when still no one enters the profession. Maybe they’ll just eliminate state tests next?

Well, that's how OGs did it, it was only after they all were able to take their tests and get certified that the others already in the business bur not considered appraisers (by sometime questionable standards) had to get 2000 hours under a mentor/sponsor (the first CRs and CGs), have interviews with State Boards, have appraisal reports reviewed, get a 4 year degree, take myriad "qualifying education" courses, pass a more difficult test with a higher passing grade than the one the "sponsor"had to take, etc. Now most of the OG's are at or past retirement age, ready to do desktops only, work as "Chief Appraisers" for AMC's, be reviewers for Lenders, work as "Collateral Risk mitigation" and lead tech companies in their mid sixties to their 80's and to hell with those of us that had to jump through all those hoops for years to have a business, no rules anymore, they're all for PAREA, desktops, Uber drivers doing inspections, most of the original licensed appraisers just don't care. Ready to get the cheap labor in there already to serve their new supreme positions or just go fishing. And yes, the State tests will have to be eliminated next. Too bad, they say, you'll just have to to diversify, measure houses for agents, don't do lending appraisals, do probate and estate work, do commercial work, do tax work, etc. as if no one in the business 30 years has done other types of appraisal other than lender work. A post in another thread said it was ultimately the appraiser's fault for not supervising enough trainees. That is bunk. This is a manufacturered "shortage" Our state alone has some 40 new CRs over the past 1.5 years that had to meet all this criteria as PAREA is not in place yet. Personally, I hope the new certified appraisers are all as hacked off as I am. I also hope anyone who did Desktops during COVID realizes how stupid a move that was. Thanks.
 
Of course this is only speculation, but I suspect a high percentage of credentialed appraisers couldn't pass the exams without significant time devoted to studying for said exams...

And I suspect that’s true of any profession that requires an entry exam.

But I wasn't talking about any other profession. I keep hearing the word 'noob' - in a less than affectionate tone - and can't help but think that it's quite possible these PAREA 'noobs' might be better equipped to perform valuation services than many of the (already) credentialed folks.

But it's true, our profession (and now arguably a trade considering PAREA) isn't any different in that the test is one and done. And sending fully certified "noobs" out into the world who have never completed a live assignment isn't better equipped, it's a travesty. Trying to spin the facts of what PAREA allows into a possible positive isn't going to help any noob walking across the threshold of their first live assignment handle real world appraising.

Based on so much terable and wrong advice I have seen given on the forum over the years I now believe that the so called "noobs" may be better than the old existing ones who have just been repeating same mistakes and bad habits over and over year after year.
